i will post the basic price formulas that i use below to give you an estimate of cost. the actual cost of any reservation will be quoted at the time of inquiry  the  base prices are in pesos. us dollar prices may vary based on exchange rate  it is always best to send an inquiry so that i can give you a quote.

how i calculate prices

 once you have booked any given term the price you paid per night will be prorated for extending nights after the initial booking unless you book another term and short term bookings don't count toward longer term stays by extension.

the way i calculate the prices - i quote by taking the total # of nights from your arrival to the night of your check out (based on # of nights) and divide the rate of your initial booking term based on where you fit in between 1-4 weeks by 7nights/week to come up with a daily rate and then multiply by the total number of nights you wish to book. for example- if 2 people book a small studio w/1 bed for 10 nights i divide 7000/7 =1000/night  then multiply 1000x 10000 until the nightly price surpasses the next week total and in that case i charge the next week total. 

if you book 1 week and then decide that you would like to extend then that is considered a new booking and you start from the nightly rate you were paying or switch to a longer term starting from the end of the term that you had already booked. example - you book a week and pay $350 during that week you ask to extend 3 more weeks you then pay the 3 week price not the remainder of the difference between 1 week and 4 weeks.... new reservation, new term, new nightly price.  if you want to get the 4 week price you must book 4 weeks in the initial booking. and after you book 4 weeks or more than any extension of time is based on 4 weeks = ( 28 nights) per night if available. (bookings under 3 months are based on weeks ) bookings of 3 months or over are by the month. 

beds - the 4 studios in back will have only 1 double bed. the 2 front studios will have 2 beds and can be used as 1 bed reservations. i cover the other bed with a tarp and it is not for use. the tarp must stay on it.

2 bedroom  1-5 people

Dec. 22-29 (7 nights) $350/night 5 night min. 

Dec. 29- jan.1st (3 nights)  $450/night 5 night min.

Dec. 25- jan.1 (7 nights)  $2500 total 7 night min.

 additional adults after the 1st 2adults $25/ night. in studios.

if you are booking  1-3 months there will be a holiday surcharge of $300usd for the dates dec. 22-31st added to the cost of your normal booking.  if you book 6 months or more there will be no additional charge.

booking policy

 if you are 2 people and want 2 separate beds there is an additional fee of $25/week for the 2nd  bed in a front cabin.  you must specify if you are 2 people and want 2 beds in advance of making a booking.  i am trying to book 2 bed reservations in the front cabins and 1 bed reservations in the back cabins.  any one planning on staying in any rental unit must be mentioned in the initial booking and be a registered guest. if you wish to have a short term over night guest you must get written consent from management and you will be charged a fee depending on the bed options. (normally the same as 2 people 2 beds.) but if you are 1 person and you share your bed with an additional person 1 night that is ok.  if you plan to have them stay longer i need to know but there is no additional cost.

if you are a single person renting one of the front 2 cabins and need only 1 bed than the other bed will be covered with a tarp and not for use for any purpose especially for overnight guests. unless- you plan on having overnight guests during your stay. in that case the guest must be declared. there will be a 1000 fee then 500/week after and we will provide bedding. 

my general policy on return of deposits and $ paid is to not refund any portion once payment is made. any changes i may accept to a reservation are subject to availably and my approval and for a fee.  i really prefer that people wait until they are sure about making a reservation before they do so. you can book a shorter term if your not sure of dates and let me know that you may be interested in extending but with reservations the 1st to pay gets the dates.  what people are reserving is time. if someone cancels than i lose that time that i could have rented to others. it's better to wait if your not sure but availability can change.... i confirm the the terms of the reservation when i confirm payment has been received by confirmation message.

   for a fee i am sometimes ok with giving credits toward future stays or changes of dates if you need to cancel and you give me 30 days advanced notice..... my cancelation policy is strict but i do my best to cooperate and be flexible and try to make things work out.

due to scheduling issues i reserve the right to choose the cabins people are assigned up until the check in date unless it is the 2 bedroom.

after a reservations are made i choose the cabin assignment based on # of people, dates and # of beds needed. i try to keep the people who book the upper studios in 1 of the upper studios and if people book a front studio i try to keep them in one of the 2. if for any reason i have to change this i will let you know asap and it won't effect the cost of your booking.

this copy of the property layout has the names of the 4 studios and the 2 bedroom. the 2 studio cabins in the front are coco and papaya. they are located above the parking. they are not shown in this layout but can be seen on the home page with floor plans.... use this to find your cabin


amenities-


the idea of sayulita cabins is to provide cabins for rent with all the basics included and a simple rental agreement.

we do not operate like a hotel with cleaning and other services included however there is laundry service nearby and cleaning service can be arranged. both very economical. guests are required to leave the place relatively clean or pay for cleaning service. this applies mostly to stays of 4 weeks or more.

each cabin is separate and private so you will have your own space.

the internet and wifi works very well in all cabins-  i have extenders to bring the signal to all of the  cabins on a seem-less network.

hot and cold water in all the units. each studio cabin in the back has it's own water heater. you can adjust it to your preference. if you have any water issues that you can't fix let me know asap. normally there is blasting hot and cold water so if you don't have it let me know.

kitchens with cook top, toaster oven, refrigerators and dishes so you can cook.

the upper outdoor kitchen- use not included in your reservation.

bedding is included.  sheets, towels, blankets etc.

cleaning-  when you arrive the room should be clean and set up.  we don't include daily cleaning in each room like a hotel however i do leave cleaning supplies like broom, mop, dust pans, rags in the cabins so guest can clean themselves. it is mandatory that you keep your unit relatively clean regardless of the term whether you clean yourself or pay service. 

location - walking from my front gate i step off into the sand on the main beach in 9 minutes, the plaza the same. there are no hills, it is basically flat so it is easy to get around town walking yet you don't get the noise from the plaza. i ride a bike so i'm anywhere in town in minutes,  you can rent a bike, motorcycle or golf cart to get around but it is not necessary.

pool - unfortunately the pool is located on the private patio of the 2 bedroom cabin. therefore only available to the guests in the 2 bedroom cabin.

garbage - the days they pick up the trash are tues, thurs, sat. if you could be in the habit of bringing your trash down the hill to the front gate and tossing in a can that would be helpful. i have a can in the upper kitchen but it seems like the cleaning staff have a blind spot in remembering to set it out on the street and i find it days later all stinky and filled with maggots. 

drinking water - i supply 5 gallon water jugs and dispensers. when you arrive i have one set up for you in the room but after you have finished your first one you can return the empty container to the (under the counter) upper kitchen and take another refill. however each water jug you take you need to leave $25 pesos in a jar on top of the frig to fund the refills

water system - the water supply is terrible in sayulita. there is almost never water pressure coming from the street. sometimes it's 1 hour a day or not at all. fortunately if there is water in the sayulita municipal water system we are the neighborhood that first gets it however i built a back up private water supply system with 4000 liters of reserve and so far have never been without water like those other places you stayed in sayulita..... but if you notice any water leaks or problems please let me know asap. the most common way to loose a bunch of water real quick is from a toilet that doesn't seal and the water keeps draining out without filling the tank. if you notice any water leaking or hear water running anywhere please turn it off at the shutoff valve and let me know asap. once the 4000 liters is gone there is no water at least for the night so it is very important not to waste water or use to much of it. 

general policy and rules- 


communication- the key is communication- i will have several means of initial contact however before booking it is crucial that you read through this website so you are informed. it is best i receive your booking request through my inquiry form on this website. even if we have spoken by other means you will be sent to the website and please resubmit any info about your inquiry again so i can officially give a quote and do the booking. once we are in contact i use whatsapp for communication so you must use whatsapp. once we are in contact i ask that you keep communications in writing by whatsapp text and not by email after we do the booking. (first send inquiry, and confirm reservation online through website and email, then send messages through whatsapp. no more email.) a mix of messages makes it harder to keep track of information. also i check my whats a lot more frequently than email. once you have arrived i will put you in a whatsapp group for general announcements but it is best to respond directly to management for private communication. in other words the group will get your response if you answer on the group chat. when you are a guest the preferred method of communication is whatsapp messages. only call if there is an emergency.

the basics- do not remove any property from the property.  i'm talking about dishes, bedding, furniture, towels ...etc. if it is not yours, loaned or rented it's not meant to leave the property.

noise at the property- i ask guest to keep the music to a reasonable volume until 10pm and low after midnight by consent and out of respect for other guest and the neighbors. 

smoking - you can smoke weed anywhere on the property but no smoking cigs in the cabins. you will be fined $300usd or 5000 pesos if i notice cigarette smell in your cabin.

keep front gate closed and latched at all times - but don't lock it. the slide lever will keep other guest from getting in so don't use it.

no use of fire inside the cabins- mostly what i mean is any burning lamps or burning things but regular candles that are not encased in glass are major fire hazards. you can use candles that are encased in something where the wax can't leak. if you burn incense make sure you have the protection container.

drinking water - water refills cost $25 pesos for each 5 gallon jug. take a refill from the kitchen, make sure you leave the empty in the kitchen and put $25 pesos in the jar on top of the frig. 

damages - if you damage anything from bedding to the cabin or break dishes or anything please let me know about it asap. i will go easier on you if you do. responsibility is key to keeping the good vibes here. when people are irresponsible then i have to be the ass hole. i would much rather be the good guy.

pets - no pets are allowed on the property whether they are yours or not. no exceptions. i loose a lot of business because of this policy so don't even ask. nothing against the pet. it's the people who bring them to other peoples property. leave your pet at home and stop trying put things off on others. it's disrespectful. i have to respect my guests.

subletting - not allowed. below i go into detail but if you pick someone up in a bar and bring them home for the night that is not subletting. if they keep returning every night after that is subletting. even though prices are often based on 1-2 people if you book for 1 person i expect 1 person. if you want to change that i need to know.

reservation of rights - i reserve the right to cancel and evict anyone who doesn't follow the rules and or causes problems with me, other guests, or my neighbors with 24 hour notice or immediately if it is a severe breach of contract and of safety without a refund. ...really i will mention and issue and hope that guest will cooperate before i even mention eviction. the main violations are subletting, damage, or starting problems with people. for example i have had couples fighting and yelling at night, people just destroying property, subletting and bringing pets...etc. if you have any problems with other guests contact me 1st. unless it is minor and you can talk with the source of your problem peacefully.  my job is to make sure each guest gets peacefully enjoyment of their unit.

rental agreement - this is the basis of the contract you have agreed to upon booking


this is the part most important to read and understand before booking

once a booking is made it can not be changed without my written consent. this includes named guests, dates, amounts, and number of guest. each booking is a contract that can only be modified by creating a new and separate contract. ... for example if you book a week and after arrival you decide  you want to stay longer you will only get the longer term rate when you make the longer term booking. your short term booking doesn't count toward a future longer term booking. every new booking is a new deal and re negotiable however extensions are based on the time booked with no consideration to prior bookings

the basis of the contract - is the named guests for the dates reserved. 

no subletting  or substitution of guests- once someone has booked a term they do not have the right to add people to the reservation nor change the original people mentioned. if you would like to have visitors it is better they rent another cabin.

prices are based on nights for short term rentals. 1 week = 7 nights. 1 month =28 nights(4 weeks) unless otherwise agreed upon. such as in a longer term lease usually 3 months or more however it must be mentioned in writing in the original reservation. 

prorated pricing - is based on the nearest term i.e. day, week, 2 weeks, 3 etc. per night forward. as you can see from my pricing the nightly price drops over time until 28 nights. after someone has booked a term the price per night is prorated from that point on. any rental term less than 28 nights does not count toward the "monthly" rate.  if you book a week and then want to stay a total of 28 nights after your 1st week then you pay the rate for 3 more weeks on top of the 1st week. but once you've booked 28 nights you can extend at the 4 week rate for however many nights you want or need depending on availability. (never wise to count on though. ) 

all short term reservations  3 months and under must be paid in full 30 days in advance of term and any portion of a term not paid remains available on the calendar and could be booked unless otherwise agreed upon in contract.  only when payment is received the reservation is confirmed.  verbal agreements aren't valid until you have paid the term and if you hesitate to make payment then there is the risk of someone else booking. 

long term over 3 months -i am willing to rent monthly(1st - 1st) with a security deposit and a written contract with a minimum 3-6 month term and then you pay 1 month deposit and 1st and last months rent before moving in and then pay monthly to the end and i return your security deposit if the place is clean and not damaged

the contract and payment - i have mostly been using paypal to receive payments although i sometimes prefer cash in pesos. i can take credit card payments and bank transfers through paypal also. especially short notice bookings i can get a deposit and wait for your arrival to get pesos if you can. the basic contract information i need from you is (number of guests, named guests, dates and payment details) this info is all on the inquiry form on this website and is either included with the paypal invoice or sent by email or whats app. it is very simple and i have just explained the hell out of it... the  contract will read like this -" by making this payment you have reserved and paid in full your stay in a studio cabin for _ adults and _ child from date-date (# nights in total) no changes , substitutions of named guests or subletting permitted without advance written consent". the rental agreement in detail includes all of the information provided on this website sayulitacabins.rentals and includes written communications between both parties. 

if there is a dispute in communication then priority is 1st what we have in written communications but also includes what is posted on this website.
